Because there have been incidences of bad agents locking in buyers for excessive periods of time or worse yet tricking them into signing something that don't understand, buyers have become reluctant to sign anything. However, if you like and trust the agent you've found and are counting on them to provide you research, consultation, and lots of their time and weekends and evenings, it's only fair to eventual provide them a written commitment that you've select them as your agent just as you would hire an attorney, private investigator or other fee for service professional.
