Kansas City Real Estate Market Update - January 2014

It's almost Spring! With today's rain washing away what we can all hope will be the last snow of this Winter season, we can start to look forward to warmer weather, greener grass and blooming everything!

As Spring comes storming in, we wanted to take a quick minute to update you on the present condition of the real estate market in Kansas City - in short, things are looking AWESOME! Inventory is tight, which means it's the time for all of you, who have been on the fence about listing your homes, to jump off that fence and get our Urban KC Living and Chartwell Realty sign in your yard. Buyers are shopping today!

For the month of January 2014, here's a short statistical look at results from the Country Club Plaza to Overland Park and Liberty and everywhere in-between:

•             January 2014 average sales price for new & existing homes combined (175,124) is 13 percent higher than January 2013.

•             There were 1,557 homes sales (new & existing combined) for January 2014  - 1 percent higher than January 2013 (1,547).

•             Home inventory (new & existing combined) for January 2014 is down 7 percent compared to January 2013.

•             The supply of new and existing homes for January 2014 is 4.3 months;  lower than January 2013(5.0).  A 4.3 month supply represents seller’s combined home market.
