407 Condos Sold in Kansas City's Urban Core in 2008

The magic number urban count is 407. As of Dec. 31, 2008, there are 407 more urbanites living in Kansas City's urban core from the River Market to Brookside.

Downtown buyers liked Quality Hill and Quality Hill Square (with 13 condo sales); The View (with 13 resales) and The Met, Manhattan and Bridgeworks Lofts (with 6 sales a piece or at least that's what's recorded in MLS).

The Board of Trade condos (formerly known as Library Lofts as rentals) has 10 contracts pending that were written in 2008.

Plaza buyers flocked to Regency/Sulgrave (with 17 sales); Roanoke Plaza (with 9 sales); and Plaza West (with 5 sales ).

So how many condos are currently on the market in these areas? Downtown has 332 active condo listings and the Plaza has 262.

Metrowide 542 condos sold during 2008.  What does 2009 hold for condo sales? According to DeWayne Duhon of Solutions Bank, we've almost hit bottom and should see recovery by Q309. What's does that mean for condo shoppers, watchers, waiters and procrastinators? If you're in a position to buy, but during Q1 or Q2 vs. waiting for the upswing to happen and prices to start rising again later in the year.
